Not sure I can dumb it down any further but I’ll give it a bash.
Would you say these two squares are the same size?

I was working at Pittodrie in 2000 and saw the original plans for the new stadium as part of the doomed Euro 2008 plan. It was impossible to expand Pittodrie then and it’s impossible now. Quite simply put, you can only make a worthwhile improvement in both facilities and access if you sell the land Pittodrie is on and start from scratch.
Otherwise every aspect of the redevelopment becomes part of an over expensive downgrade. I fully understand peoples scepticism regarding this fact but I’m 100% confident it is true. I discussed it at length on many occasions and saw all the original plans. There’s no next generation stadium to attract players and commercial opportunities too without selling and knocking down Pittodrie.
I’m just a bit sceptical when a multitude of other clubs seem to manage. Especially when ours say that replacing the main stand will cost more than building a stadium from scratch. It just has the faint whiff of pish about it
