    O/T moving houses

    Ok a bizarre thread, but I respect most of your opinions,so I thought I’d pop up a thread asking who has sold a property recently and any tips to get a quick sale!

    I’ve been working my tiny testies off trying to get my house up to scratch so I can put it on the market..
    I’ve had 3 estate agents around today all filling me full of patter all with different valuations over £50k apart
    My head is totally mashed

    Any pitfalls I need to be aware of??

    If one of them tells you something your gut believes is to good to be true, it probably is.

    Funnily enough, I'm about to do exactly the same thing. Few things to sort out before I let the estate agents in but I'll read the replies with great interest. Probably gonna go from Jesmond Mag to South Gosforth Mag.

    You don’t fancy relocating to the lake district zip?? Do you a good deal 😆

    the market is slow at the moment
    plenty of houses for ale but not much being sold

    estate agents to make themselves busy will undervalue houses if they know they have people looking in the area and have a house for sale but are being under bid .this is called cost to change

    dont set time lines puts you and the agent under pressure

    dont put a come and get me price as it makes you look desperate and a developer or small time property tycoon might make an even lower offer and then speed flip it

    dont do to much to it let th enew owner see its potential and not a cost of redoing what you think they might want
    a blank canvass

    put it up with two estate agents

    or change quickly if the first doesnt do what they say

    it keeps them on their toes and the second one will see you want results whne you call them in

    remember it is worth what you value it at
    not an estatge agent

    he can only advise you

    at the moment they need sales = commision
    so make them earn it and dont give to much to them from your plate

    I bloody well would!! Love the Lakes, man!

    Might be a bit of a commute to North Shields and I'd be late for kick off quite a bit, mind.

    houses around here seem to be selling pretty well/quickly at the moment. far better than they were a couple of years ago.

    I'll be selling up in a year or 2 too, its the only way I'll ever get to retire
