Hmmmm, RUFC dont own the NYS.

The stadium, and surrounding land, is owned by RU ESTATES Ltd.

Now admittedly Tony Stewart (and co.) are sole owners of both RUFC and RU ESTATES Ltd so at the moment it could be viewed as semantics. However, what if we ever get to a point where either RUFC or RU ESTATES Ltd are sold separately? Then, we're in a Millers 05 / Millmoor (Booth) scenario. And we all know how that ended.
