    How much is Brunton Park worth?

    Well, Brunton Park cannot be valued as a football ground because obviously there will never be a lot of Premiership clubs trying to outbid each other for it.

    Its value is purely as a piece of land that is on a flood plain. It was substantially flooded twice in 10 years. There will never be planning permission granted for housing or business premises. The current use of Brunton Park was permitted long before planning permission rules were tightened.

    Thus its value is as a field to be used for cattle, sheep etc. Obviously there are lots of pieces of land near to Carlisle that are of a similar disposition.

    Given these factors which inhibit the price plus the fact that there is a lot of similar land in / near to Carlisle, what is the value of Brunton Park?

    When you consider the cost of clearing the land I suspect that the agricultural value would be low - they might even have to give it away. It can only ever be a sports ground, surely. Open-air swimming pool?
