    I’m getting close Lloyd.

    I’d post photos but for some reason it’s difficult on here as you can copy and paste them and I’m not technically minded.

    A word of caution to anyone thinking of a renovation or a home extension, I’ve been massively caught out by the expense.

    Taking a small dormer bungalow back to brick, building a three metre deep extension and putting on a new roof etc has cost a ridiculous amount of money.

    I’m massively behind the 8 ball, it won’t be worth anything close to what it’s cost me.

    If it wasn’t for the sentiment involved I wouldn’t touch another with a barge pole as things stand at the moment.

    Wish I could show the progress on the “Black Hole” as I’m thinking of naming it!

    I have seen photos Lloyd and looks amazing so Mick needs to be proud despite the cost!

    Glad it's nearly done Mick , my mate;s said the same with regards cost of good builders and materials.
    Years ago I fitted an alarm in a dormer bungalow , the owner brought it for the plot ,then demolished it and put a new build dormer in place .
    They neighbours thought he had gone mad when he demolished ,but being a builder worked out quicker and was able to do do it to a far better standard .

    Mick, I’m well out of touch with matters now but how are you getting on regarding planning and building regs? It sounds like the work is permitted development but I think building control would be involved somehow.

    It’s a semi Q so I went with a 3 metre deep extension which comes under permitted development.

    With hindsight I’d have waited for planning and gone a bit differently with my plans.

    Costs are through the roof though,

    Carpenters and plasterers want £225-£250 a day for example, to be honest I don’t blame them, there’s so few good ones out there and most of them are quite old. My plasterer was top notch but easily 60.

    Trades deserve to earn well.
