    If you intend to build in the UK then by far and away the most difficult bit is finding a suitable plot. This is our first self build from 1990 which we was our family home for 20 years. Land was £55k build was £53k and was valued at £170k.

    This 'profit' led me to pack in my job and repeat but only ever managed to find 2 more suitable plots and had to concentrate on conversions/renovations.

    Very different in Oz where it it is very common to knock down existing properties and rebuild from scratch.

    I like Aussie modern architecture. Very small back gardens.
