Everything you have posted is correct.
Like you I am concerned that we will be in a worse position financially than we are at present paying an annual rent to Sandeman Properties Limited.
We might be playing in a new football stadium but we will still be responsible for all repairs and improvements to the stadium which we have to do at present under the terms of our lease agreement which I have previously read will finish in 2036.
At present we receive all the profits from Hospitality and the in house kiosks.
If the new stadium is built we will be negotiating a new rent with a company who are likely to have borrowed money and it will have to be paid back to their lenders plus interest charged.
There is no guarantee that we will receive all the profits from Matchday hospitality plus in house kiosks or even a percentage of the profits which means that the club will be responsible for raising their own income from season tickets matchday tickets and sponsorship income.
I remember reading that after the annual accounts for the year ending 31st May 2019 were announced FPS were going to transfer their Dundee Football Club Limited shareholding to Dark Blue Property Holdings Limited.
However to date that has not happened.

There are other repairs.
Who repairs the pitch at the end of each season. It will be Dundee FC and there will be no ten years guarantee on the playing surface of the pitch.
The club will responsible for the cost of the installation of the ticketing entry systems at the new stadium which some Dundee FC supporters are crying out for to be installed at Dens Park at present.

That's what it looks like to me. Just don't understand why holding on to Dens is a bad idea. At least let's get the planning process started before doing anything irrevocable. I really don't understand why Dens is being written off as a possible plan B. If ground sharing is the favoured option for a plan B, should that be arranged and "sold" to the fans?

Cost off relaying the pitch will be the same at Campy as it is at Dens, turnstiles will be part of building the stadium, there will be a saving of wages for gatemen so I don’t see the argument about extra costs,

St Johnstone Football Club own McDiarmid Park whereas Dundee Football Club will not own the new stadium at Campy Nou.
Like you I do not want to leave Dens Park and agree that all we need is two new stands.
I know for a fact that a Dee4Life Director spent a year of his life back in 2014/15 preparing a business case for the buy back of Dens Park but John Nelms was not interested and that was the end of the matter.
I would be interested to know if Tim Keyes is also ‘hell bent’ on the new stadium development at Campy Nou or is it John Nelms who is pushing for this new stadium development as a result of him persuading Tim Keyes to pay £1,296,000 for a piece of land locked waste ground with no planning permission on the site for anything.

It certainly would.
One thing is certain. If Tim Keyes had purchased Dens Park from Sandeman Properties Limited with the Dundee fans fundraising to buy back their spiritual home the club would not now be paying £84,500 rent in 2021 which is the approximate equivalent of the cost of salaries of two first team players.
According to the Dundee Football Club Limited annual accounts for the year ending 31st May 2021 the club will have pay £1,026,969 to Sandeman Properties Limited until the end of the lease whilst still being responsible for the cost of any repairs and improvements at Dens Park.
What a waste of money which could have been avoided if John Nelms had agreed with the business case made for the buy back of Dens Park.
I am sure that the money could have been raised by now as Dundee supporters worldwide would have likely donated plus anyone else who had an interest in the club.
The 1893 Foundation raised £125k in its first year despite the money going directly into the Dundee FC bank account with the 1893 Foundation members having no say on how their money was being spent.
