If the brothers were willing to pay that kind of price surely they would want and need a venue that has more than two pitches to enable all sides from the youth teams up to train on that venue without having to pay for use or lease of other pitches.
The rumoured site is definitely up for sale. That would be a serious financial commitment if it's true looking at the guide price.

2.85m is a lot.. however, how much do you think it would cost to buy the amount of land required for your scenario? How much would it cost to implement pitches that are good enough in quality to train on? How much to build facilities such as a gym, maybe a restaurant, changing rooms etc… let alone the cost to maintain.
I saw it mentioned about 4G. Believe me that it’s not a cheap option to input a 4G pitch, and they do require regular maintenance which is also costly.
If the bros have the funds then ROKO could work. At least we’d have a home that is fit for purpose to train the first team. It would also be an income stream.
Google maps shows Forest have 4 full size, a small pitch and what looks like an area being converted into pitches on their site, Mansfield have a full size 4G, and 4 full size grass pitches, I would expect something of that size is more required for a progressive football club.

The problem with training facilities is they cost with no ROI so they become a drain on finances. Take a look at what Fleetwood Town FC decided to do in 2016, "search poolfoot farm" a dedicated training facility for the club, but open for use by the whole of the Fylde Coast bringing in a constant revenue stream. Only draw back its said to have cost £8 million which I dont believe and was a figure used by their owner to cover monies from his other business's which now finds him serving 15 years in prison for fraud !!!
Although it looks like the Uni meets all there requirements what a great facility ROKO could be. 2 pitches is enough (stagger teams) and the gym and pool could have a limited membership for Notts supporters.
