Really appreciate the info.This what we are going to do.

Until we have the cash from the Brighton sale other than keeping a rightmove eye on things we are not doing anything. We think going down there as cash buyers out of season will put us in a strong negotiating position.

As regards Mawgan Porth I do have a few reservations. From that property it's a mile walk along unlit no pavement roads. Fine in August but on a cold dark November night? We are very much pub people and as far as I know The Merrymoor is the only choice. We were there one early evening and it already felt a little bit quiet and out of season. Padstow has a dozen or so pubs and we think it will still have some life about it whatever the time of year.

So we will go down there again hopefully next month, line up a few viewings and test out our theory of where is or isn't right for us.
