The financial institution providing the loan would expect a convincing business plan, some form of asset to back up the loan and some evidence that there will be enough success and profit to repay the loan.

Something hard to do in the world of football outside the Premiership
I understand the point but he is a highly successful businessman and not the only one associated with the club, if they wanted to do it they would have, this is about desire nothing else. We are too quick to find reasons to justify why things don’t get done, we are right to raise questions about these matters, it wasn’t the fans that did an interview 6 years ago to say it was going to happen, or to keep saying we have learned our lessons. The latest narrative is we are aware of the issues and a new approach is coming starting with DOF, well great as long as it happens and the misdirection and excuses stop. If there really is a desire to build a sustainable future with incremental improvements with a long term goal of making us an established championship club, where is the plan? Where is the communication of the plan?

If anything was going to happen, it would have years ago.
The land must be worth a few quid, how come it hasn't been redeveloped for something else ?

That's the strange thing Towner because a 14 acre site could accommodate a good number of dwellings and that area would be a prime location for social housing.
I don't think TS has any intention of doing what he originally said but it's hard to understand why he has just left the land derelict for about 13 years.

Like I said earlier, unless they have fell down.the signs came down circa 2 years ago…doesn’t mean anything’s changed as far as ownership of the land, but to me why would the signs come down if nothing has changed..🤔

Maybe not as attractive as it sounds

Like Millmoor the land probably has covenants and land use restrictions.

There is a cul de sac of housing next to the land that was built in the 1960s. This at the time was a limited development because of restrictions on dwelling numbers and style of housing ( no flats or building higher than 2 floors)

Since then Parkhouse School across the road was built and later abandoned. Leaving yet another parcel of land that at first glance would suit housing development but as yet that’s not happened either.

Maybe the number of hoops to jump through still stifles development, a scenario similar to Guest and Chrimes

If going by the paperwork/red tape involved in buying a single property is anything to go by, land development on this scale must be a nightmare.

Just found out that the place our daughter is buying has a "no pigs, poultry or pigeons" covenant. How can that be true in SY (well West Yorkshire to be precise)?

Surely a "highly successful businessman" would have carried out the appropriate due diligence before buying such a large area of land......wouldn't he? 🤔

Having said that he bought the Guest & Chrimes site with the prior knowledge that English Heritage would put every obstacle possible in the way of any development and that hasn't gone well either.

Yes, but he would still have to secure loans to fund the project.

Remember to build the NYS he needed the full cooperation of RMBC who as an organisation bent over backwards to accommodate the plans because they were also wanting the build the new council offices. Guest and Chrimes wasn’t going to be an obstacle even though both parties would ideally have demolished the site as part of the redevelopment

With Bawtry Road he hasn’t got that council backing so it would be a “go it alone” project where potential “ loanees” would need to be convinced that it’s a good risk for the loan and that there is some other asset that backs up the loan should it go “ tits up”

    Who owns the land??

The family are waiting when they no longer have any ties to the club.

Otherwise there will be crys off why hasn't the money gone into the club.
