Much as we could attract more than 65,000 for massive games, a bigger capacity would see empty seats on a fairly regular basis if we were having a season like this one, imo.

65k is a good start it will be a 'Future Proof Build' with major expansion within the same footprint. No doubt there will be scope to grow the capacity to 80k for example.

Also the one thing that people don't consider or talk about when talking about 'capacity' is the expansion of 'Corporate Suites/boxes'. This is how the big clubs grow their revenue on match day far beyond the single seat costs.

So within the new stadium there will be boxes 360 degree around the ground rather than just in the Milburn and Leazes stands.

That doubles capacity straight away. Also a smart design will facilitate more boxes, possibly two floors of boxes. Depending on demand from the corporate sector regionally and internationally.
