    The people posting on DBF and other sites are living in dream world if they think that all the profits from the Crematorium and rent from the Hotel and Shops etc will be ploughed into Dundee Football Club.
    It has previously been stated that Dundee Football Club will have a long term lease paying an annual rent plus they will be responsible for any repairs and improvements for the new stadium at Campy Nou which happens at present with their lease of Dens Park.
    At the Dee4life AGM in November 2023 a member with expert knowledge in the field stated that a commercial rent of the new stadium at Campy Nou would cost more than Dundee Football Club’s annual turnover.
    The profit from Crematorium plus rents from the Hotel, Shops and rental of the new stadium will be used to repay the loans to build the new stadium development plus annual interest assuming that the Directors of Dark Blue Properly Holdings Limited can obtain these loans.
    Nelms stated in 2024 that the loan for the new stadium development at Campy Nou will be over a 100 year period.
    This was a surprising statement considering Nelms had stated before the second Pre Application meeting in the Landmark Hotel in September 2022 that his new stadium development was fully funded but if there was a small shortfall he could easily get the funds from financial companies in the City of London.
    Perhaps Nelms had previously got lessons from Donald Trump who changes his mind from one day to the next.
    I reckon that if the Directors of Dark Blue Property Holdings Limited get planning permission for their new stadium development at Campy Nou they will try to sell it to another property company or hedge fund to try to recoup the cost of their original outlay plus the cost of repaying their loan from Soho Green plus interest.
    What happens to their loans to Dundee Football Club is another matter. Tim Keyes might decide to write off the loans.

      Nelms did say that the catering income generated for St Johnstone was like a few thousand ST sales. Can't remember the exact number but even 3000 ST at ?350 would be worth ?1m.
      Things are totally different in Perth which has only one professional football club plus the owner and management of St Johnstone FC are lifelong St Johnstone supporters which is certainly not the case with Tim Keyes and John Nelms.
      I cannot see any Dundee United supporters and their families using the Crematorium at Campy Nou for starters plus Dundee supporters who by then have discovered that the profits from the Crematorium are not going into Dundee Football Club.

          Please explain bearing in mind that the ninety five million plus cost of the new stadium development at Campy Nou will have to be paid first before any remaining profits are ploughed into Dundee Football Club assuming that the directors of Dark Blue Property Holdings Limited have not already sold the site to a third party who have no interest in Dundee Football Club.

            Nelms got this idea about building a crematorium next door to a football stadium with restaurants for funeral teas from Geoff Brown prior to 2017 when Geoff Brown was the majority shareholder in St Johnstone Football Club.

              I think it unlikely that the estimated ?95m cost of the stadium will be paid before any money is ploughed into DFC. Getting a mortgage will be the way our club can pay for the new stadium. Must be a massive amount to repay. Could be the deal breaker that means the stadium is not affordable. Using mortgage calculators you can get a feel for the possible annual cost of a ?100m mortgage taken out over 40 years. It could be ?500k per year.

              • The next Dundee City Council Planning Committee is due to be held on Monday 14th April 2025.
                Has anyone heard if the new stadium development at Campy Nou is on the agenda to be discussed at this meeting.

                    We've all known, well those of us with a clue, that this stadium was pie in the sky for many years. Could this be Nelmsy's perfect excuse to announce it's off? Time will tell.
